Explore a partnership

How it works

A straightforward, three-stage partnership — from lease to a fully furnished, professionally operated property.

01

Establishing a Long-Term Leasing Agreement

We seek to enter into a fixed-term lease with the property owner, typically for two to four years, subject to mutual agreement. The intended use of the property for short-term accommodation is discussed and agreed upon with the owner as part of establishing the leasing arrangement.

02

Furnishing and Styling the Property

Once the lease is in place, we furnish and style the property with quality furniture, appliances and essential amenities, transforming it into a fully furnished accommodation space.

03

Operating the Property as Accommodation

We operate the property as furnished accommodation for business travellers, subcontractors working away from home and leisure travellers. Bookings may be secured through platforms such as Airbnb and Booking.com, as well as other relevant channels, depending on the property and our operating approach.

Built on reliability and transparency

We believe a successful property partnership is built on reliability, transparency and responsible property care. Our leasing model is designed to give property owners greater predictability, reduce the day-to-day demands of managing a tenancy and provide confidence in how their property is being looked after.

Reliable, On-Time Rent

Your agreed rent is paid by Namour Collection in accordance with the terms of the lease, providing predictable rental income without relying on short-term booking levels or occupancy.

Long-Term Tenancy and Reduced Vacancy Risk

Our preference for longer-term leasing arrangements helps reduce the need to repeatedly advertise your property, screen rental applications and find replacement tenants. Once leased, your property is removed from the rental market for the agreed lease term, reducing the uncertainty and costs associated with tenant turnover and vacancy between tenancies.

Professional Property Care, Cleaning & Insurance

We arrange professional cleaning between stays, typically three to five times per month, to maintain a clean and well-presented property, and our maintenance team can assist with minor repairs as they arise. We also maintain appropriate insurance coverage for our business operations and the accommodation provided, as part of our approach to responsible property management.

Transparent Communication and Property Updates

We maintain regular communication with your appointed real estate agent and can provide periodic updates on your property's presentation and upkeep. You may also continue to rely on routine inspections arranged through your agent.

Your property. Properly cared for.

Reliable rent, professional presentation and clear communication throughout the lease term — so you can trust how your property is being looked after, without the day-to-day demands of managing a tenancy yourself.

How does the Namour Collection leasing arrangement work?

We enter into a fixed-term leasing agreement with the property owner, typically seeking a term of two to four years, subject to mutual agreement. Once the lease is established and the necessary permissions are in place, we furnish and style the property before operating it as fully furnished accommodation for business travellers, subcontractors working away from home and leisure travellers.

Why do you prefer leases of two to four years?

Our preference for longer-term leases reflects our commitment to building stable, lasting partnerships with property owners. Longer lease terms also allow us to invest in furnishing and preparing each property for accommodation.

We understand that circumstances can change. Where appropriate, we are open to discussing break clauses and other agreed provisions that outline the process for ending the arrangement early, subject to the terms of the lease and applicable laws.

How do you protect my property and minimise the risk of damage?

We take property presentation and upkeep seriously. Professional cleaning is arranged between stays, typically three to five times per month, providing regular opportunities to inspect the property's condition and identify issues requiring attention. We also address maintenance concerns as they arise to help keep the property in good condition.

Our aim is to maintain a well-presented property throughout the tenancy while taking a proactive approach to identifying and addressing potential issues.

How do you screen guests and manage problematic behaviour?

We take a considered approach to guest screening, using available booking information, identity verification measures and previous guest reviews where available to help assess whether a booking is suitable.

We also establish clear expectations regarding guest conduct and the appropriate use of the property. While no screening process can eliminate every risk, we aim to make informed booking decisions and respond appropriately to concerns that may arise.

How and when will I receive my rent?

Your agreed rent is paid by Namour Collection in accordance with the terms of the lease, regardless of fluctuations in booking levels or occupancy. This provides a predictable rental arrangement that is separate from the property's short-term accommodation revenue.

Will my property be advertised on Airbnb or other booking platforms?

Depending on the property and our operating approach, we may advertise the accommodation through platforms such as Airbnb and Booking.com, as well as other relevant channels. These platforms help connect prospective guests with suitable accommodation for their travel and work needs.

The intended use of the property for short-term accommodation is discussed and agreed upon with the owner as part of establishing the leasing arrangement.

What permissions and approvals are required?

Before the property is operated as short-term accommodation, the intended use must be agreed upon with the owner and appropriately documented in the lease. Any applicable building rules, owners corporation requirements, planning requirements and other relevant regulations must also be considered.

We aim to establish each arrangement with the necessary permissions and requirements addressed before commencing operations.

What happens if the arrangement no longer works for either party?

We recognise that circumstances can change over the course of a tenancy. Any process for ending the arrangement early will depend on the terms of the lease, including any agreed break clauses, notice requirements and applicable laws.

We believe clear expectations from the beginning are important in establishing a transparent and sustainable relationship between Namour Collection and the property owner.
